1. Acceptance

By using Japan Real Estate Intel MCP ("Service"), you agree to these Terms. If you do not agree, do not use the Service.

2. Service Description

The Service provides Japanese real estate market data analysis via the Model Context Protocol (MCP). It aggregates publicly available government data (land prices, population, hazard maps, etc.) for informational purposes only.

3. No Investment Advice

The Service does NOT constitute financial, legal, or investment advice. All data, scores, forecasts, and recommendations are for informational and research purposes only. Always consult qualified professionals before making investment or real estate decisions.

4. Data Accuracy

Data is sourced from Japanese government open-data portals and may be delayed or incomplete.
Scores and forecasts are algorithmic estimates based on available data, not guarantees.
We make no warranties regarding accuracy, completeness, or fitness for any purpose.

5. Acceptable Use

You agree not to:

Use the Service for illegal activities
Attempt to bypass rate limits or authentication
Redistribute raw API responses commercially without attribution
Use the Service in a way that harms its availability for others

6. Service Tiers

Access may be tiered (free/pro/enterprise). Tier-restricted tools return an upgrade prompt. We reserve the right to modify tier configurations.

7. Availability

We provide the Service on an "as-is" basis. We do not guarantee uptime and may modify or discontinue the Service at any time.

8. Intellectual Property

The Service source code is licensed under MIT. Government data used is public domain or under government open license terms. Analysis results generated for you are yours to use.

9. Limitation of Liability

To the maximum extent permitted by law, we shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Service, including but not limited to investment losses.

10. Governing Law

These Terms are governed by the laws of Japan. Any disputes shall be submitted to the exclusive jurisdiction of the courts of Aichi Prefecture, Japan.

11. Changes

We may update these Terms. Continued use after changes are posted constitutes acceptance.

本サービスは、Model Context Protocol（MCP）を通じて日本の不動産市場データ分析を提供します。政府公開データ（地価・人口・ハザードマップ等）を集約し、情報提供のみを目的としています。

3. 投資助言の非該当性

本サービスは、金融・法律・投資に関する助言を構成するものではありません。すべてのデータ、スコア、予測、および推奨事項は情報提供および調査目的のみです。投資や不動産に関する意思決定を行う前に、必ず有資格の専門家にご相談ください。

4. データの正確性

データは日本政府のオープンデータポータルから取得しており、遅延や不完全性がある場合があります。
スコアおよび予測は利用可能なデータに基づくアルゴリズム的推定であり、保証ではありません。
正確性、完全性、または特定の目的への適合性について一切の保証を行いません。

5. 利用上の禁止事項

違法行為への利用
レート制限や認証の回避の試み
帰属表示なしのAPIレスポンスの商業的再配布
他のユーザーへのサービス提供を妨げる利用

6. サービスティア

アクセスはティア（free/pro/enterprise）で制限される場合があります。制限されたツールはアップグレードを促すメッセージを返します。ティア構成は変更される場合があります。

7. 可用性

本サービスは「現状のまま」で提供されます。稼働時間を保証せず、随時変更または中止する場合があります。

8. 知的財産権

本サービスのソースコードはMITライセンスの下で提供されます。使用する政府データはパブリックドメインまたは政府オープンライセンスに基づきます。生成された分析結果はご自由にお使いいただけます。

9. 責任の制限

法律で許容される最大限の範囲において、本サービスの利用から生じる間接的、付随的、または結果的損害（投資損失を含むがこれに限定されない）について、当方は一切の責任を負いません。

10. 準拠法

本規約は日本法に準拠します。紛争が生じた場合は、愛知県の裁判所を第一審の専属的合意管轄裁判所とします。

11. 変更

本規約は更新される場合があります。変更後の継続利用は承諾とみなされます。
